OAC is seeking to acquire a minimum of one thousand units annually. Brokers are welcome and OAC will not seek a co-op commission.

Acquisition Criteria

Preferred apartment buildings will have, but not be limited to, the following:

• Number of units: 9 – 400+
• Age: Built in the 1950’s to the present
• Class: A, B & C

Requested Property Information

• Current rent roll
• Year-to-date operating statement
• Two full years of operating statements
• Number of studio, 1, 2, & 3 bedrooms and their respective square footage
• Capital improvements in the last three years
• Floor Plans, Survey, Site Plan
• Two most recent tax bills
• Number of parking and garage spaces
• Construction materials
• Heat and air-conditioning
• Amenities
